Subject matter<\/h2><br>Nine furnished units are let \u2014 seven apartments and two rooms \u2014 for the temporary accommodation of holiday guests. A booking does not create a tenancy within the meaning of residential tenancy law.<br><h2>3. Conclusion of the booking<\/h2><br>An enquiry via the website, by e-mail or by telephone is non-binding. The enquiry is followed by a written offer stating the unit, the period, the number of persons and the total price. The booking is concluded once the guest accepts the offer and we confirm the booking. The content of the booking confirmation is decisive.<br><br>Bookings made through portals such as Booking.com are additionally governed by the terms of the respective portal.<br><h2>4. Prices and services<\/h2><br>All prices are per unit and per night, in euro and including statutory VAT of 10 per cent.<br><br>Included in the price: final cleaning, bed linen and towels including a change on request during the stay, Wi-Fi, a lockable cellar compartment and the activeCARD Sterzing.<br><br>Not included in the price:<br><ul>\r\n \t<li>Tourist tax of \u20ac2.50 per person and night, payable on site. Children under 14 are exempt.<\/li>\r\n \t<li>Each person from the third guest onwards: \u20ac35.00 per night.<\/li>\r\n \t<li>Pets: \u20ac10.00 per animal and day, food not included.<\/li>\r\n \t<li>Garage space: \u20ac10.00 per night, limited in number and only by prior arrangement. A charging point for electric vehicles is available.<\/li>\r\n \t<li>Breakfast: on request we arrange it at a partner establishment nearby; payment is made directly there.<\/li>\r\n<\/ul><br><h2>5. Payment<\/h2><br>To confirm the booking, a deposit of 50 per cent of the total price is payable, by credit card or bank transfer. The deposit must be received within seven days of the booking being offered. If it is not received in time, we may release the booking without further notice and make the period available again.<br><br>The balance is payable on arrival on site, either in cash, by card or by bank transfer.<br><br>The payee is CM GmbH \/ Srl. The full bank details are stated in the booking confirmation.<br><h2>6. Cancellation and no-show<\/h2><br>Cancellation must be made in text form, that is by e-mail to <a href=\"mailto:info@bettstadt.it\">info@bettstadt.it<\/a>. The time of receipt by us is decisive.<br><ul>\r\n \t<li>Up to 14 days before the day of arrival: free of charge, the deposit is refunded in full.<\/li>\r\n \t<li>From 14 days before the day of arrival: the deposit of 50 per cent is forfeited.<\/li>\r\n \t<li>In the event of a no-show without cancellation, or of early departure, the same rule applies; amounts already paid are not refunded.<\/li>\r\n<\/ul><br>Refunds are made within 14 days by the same means as the payment was received.<br><br>We recommend taking out travel cancellation insurance.<br><h2>7. Arrival and departure<\/h2><br>Check-in from 2 p.m., check-out by 10 a.m. As we do not have a permanently staffed reception, we ask you to call us briefly on arrival at +39 379 1227963.<br><br>A later check-out is possible free of charge by prior arrangement and subject to availability.<br><h2>8. Occupancy<\/h2><br>The unit may be occupied only by the number of persons stated in the booking confirmation. The maximum occupancy of each unit is stated in the offer. Over-occupancy entitles us to end the stay without any claim to a refund arising.<br><br>Subletting or transfer to third parties is not permitted.<br><h2>9. Reporting obligation<\/h2><br>We are required by law to report all guests to the police within 24 hours of arrival (Art. 109 TULPS) and to transmit the data to the provincial statistics institute. Every guest, including accompanying children, must therefore present a valid identity document on arrival. Without it, the accommodation cannot be handed over.<br><h2>10. House rules<\/h2><br><ul>\r\n \t<li>Smoking is prohibited in all units and indoor areas.<\/li>\r\n \t<li>Quiet hours apply from 10 p.m. Please be considerate of the other guests and of the neighbourhood.<\/li>\r\n \t<li>The containers for waste separation are located in the garage.<\/li>\r\n \t<li>The key to the cellar compartment is handed over on arrival.<\/li>\r\n \t<li>We will show and explain the garage to you on arrival.<\/li>\r\n<\/ul><br><h2>11. Guest obligations<\/h2><br>The unit is to be treated with care and handed back in orderly condition. Damage occurring during the stay must be reported to us without delay and is to be compensated by the guest.<br><h2>12. Liability<\/h2><br>We are liable in accordance with statutory provisions for damage arising from injury to life, body or health, as well as for intent and gross negligence. For slight negligence we are liable only in the event of a breach of essential contractual obligations and limited to the typical, foreseeable damage.<br><br>We accept no liability for items and vehicles left in the accommodation, in the cellar compartment or in the garage, as far as legally permissible.<br><br>If, for reasons beyond our control, we are unable to provide the booked unit, we will offer equivalent accommodation where possible. If that is not possible, we will refund all payments already made; further claims are excluded.<br><h2>13. Data protection<\/h2><br>The processing of personal data is described in our <a href=\"https:\/\/bettstadt.it\/en\/privacy\/\">privacy policy<\/a>.<br><h2>14. Final provisions<\/h2><br>Italian law applies. The place of jurisdiction is Bolzano where the guest is an entrepreneur. Where the guest is a consumer, the statutory places of jurisdiction apply.<br><br>For disputes, the European Union&#8217;s online dispute resolution platform is available: <a href=\"https:\/\/ec.europa.eu\/consumers\/odr\" rel=\"noopener\">https:\/\/ec.europa.eu\/consumers\/odr<\/a><br><br>Should any provision be invalid, the validity of the remaining provisions remains unaffected.<br><br><em>This English version is provided for convenience.
